September Rocked!!

Well, well, well. Welcome to the stats from the end of the first 3 quarters of 2015. We have all been waiting for you. Some of us numbers junkies have been anyway.

For those of you who enjoy the numbers, let’s take a look at the year up until the end of September, shall we? And why not, because it is terrific news.

First off, let’s just say that last month was the busiest September for sales that I have records for. On an average month number nine, we will sell about 25 houses. In 2015 we did 40 sales! That helped to elevate the third quarter sales number to 93 which is the busiest third quarter on record. (I will pause here as all the people who have read that our market is slow, or the 4 people out there who are still “waiting for the prices to come down” get a chance to soak that all in.)

Up until 2004, this would have been a good year – and we still have 3 more months to go! Needless to say, I am having too much fun with this. Let’s dissect the rest of the stats.

Our new listings, unlike a quarter ago, have come back up to normal levels. In fact, new listings are up almost 9% over this time last year, which we needed because sales numbers were so strong. While sales so far this year are down to 224 from last year’s near-record 254, you can tell from September’s 66.7% sales increase that we needed more inventory.

The median sales price continues to rise up, by almost 10%, to $265,000 from $241,250 a year ago. Sales are happening quicker too, with the average days on market in 2015 running at 55 days, which is 14% lower than last year at this time when houses were taking an average of 64 days to sell.

Our inventory at the end of last month sat at 101 homes, which is down 5.6% from last year at this time and sale prices continue to hover around the 95% of the last asking price.

So that will explain the bags under my eyes and the fact that I have to wear a nametag whenever I am at home, but I'm not complaining. September Rocked! It has been a great month, and in fact a great year, to be doing what I love the most – helping people buy and sell homes. I want to take this opportunity to voice my appreciation for being nominated for the Swift Current Business Excellence Awards in the small business category. The winner will be announced in a couple of weeks, and with the awesome company of fellow nominees in that group, I will just say that it is an honor to be on the same ballot as them.
