Condo’s are a big part of the Red Deer real estate market

Red Deer is no different than most cities in Canada. Condo’s are popping up in all cities and Red Deer has some pretty nice ones to choose from. If you are looking to buy into a condo complex you should know a few things. In this post when I speak of condos I am thinking apartment style only, townhouses are another story for another day.

First and I think the most important is what does the condo fees cover. Every building has their own bylaws and the fees will be spread out a little differently. I will find out exactly what the fee covers if you have interest in the condo when we are viewing it.

Another thing to keep in mind with condo’s is privacy. When you buy into a condo association you are a part owner and so are other. As a part owner you have the same rights as everyone else. But you have to keep in mind the others in the association also have rights.

In 2011 there were 138 condo’s change ownership.The average sale price for them was $181,127 with an average square footage of 984SF containing 2 bedroom and 1 bath.

The most active areas for condo sales last year was Downtown, South Hill, Anders and Inglewood. The Downtown and South Hill are no surprise because most condo buildings are usually centered near the downtown core.

As of right now there are 64 condos available for sale in Red Deer and another 2 have offers pending on them.
