Shortage of Inventory?

In case you have not noticed its winter. Winter to realtors mean we slow down a bit. Winter to you means your lives get busier with slower driving and more family activities, the normal Canadian family  is busier. 

So why would you consider selling your home at this point? 

Why would you want to clean up your place every time a viewer wants to look?

Reason #1 - Inventory is down. Right now in Red Deer there are 292 active listings. In the past year our fair city has seen and average of 153 homes sold per month. That gives us less than 2 months of houses to sell. On average we have 4-5 months of inventory to look through.

Reason #2 - if someone wants to look at your house right now they are serious buyers. Casual buyers do not go out in -20, snow storms and what seems like 8' snow drifts to look at homes. These hearty people actually want to buy a home.

I spoke of months of inventory a bit ago. Like I said we typically have about 5 months of inventory to go through. Red deer has about 1.9 months of inventory to sell. What that means is it would take our normal market of buyers 1.9 months to buy up all the homes available right now. Other Central Alberta locations have similar numbers:

Penhold - 2 months

Lacombe - 2.6 months

Sylvan Lake - 3.22 months

Blackfalds - 3.28 months

Springbrook - 3.3 months

Ponoka - 8.9 months
