Home prices take a big jump again!

The statistics below reflect your community real estate sales activity from September 1, 2012 to March 11, 2013. (The data provided is deemed accurate but not guaranteed. Source TREB)

  • Highest sold price was 63% higher at $3,150,000; lowest sold price was 26% higher at $1,005,000; and the average sold price was 27% higher at $1,664,559.
  • Average number of days on market was 28 days compared to 8 days during January 1 to April 30, 2012.
  • Average sold price was 98.4% of list price compared to 108% during January 1 to April 30, 2012.

 Prices have jumped significantly, AGAIN since my May 2012 Market Report with predictable results. Homes are taking longer to get sold with many sold prices being in the 93-95% of list range. Market conditions are still favourable and we expect the busy spring selling season to continue, albeit with many more listings and increased completion.
