Using a REALTOR®

Buying or selling your home with a registered Real Estate Professional has several benefits. One being finding a house that you can not only call home, but one that also suits your lifestyle.

Have you given any thought to what your needs for your first, or next home will be? Is it a modern property you are after, or are you looking for a great DIY renovation property? How important it is that you are near amenities and schools? What kind of yard are you looking for? Do you require a garage?

These are important questions to ask yourself when deciding on what you will be looking for in a home. Not to mention, taking all of these needs into consideration in the price you can afford. As a REALTOR®, I help you to understand what needs you require out of a home, as well as keep them in mind when searching for suitable properties.

As a Buying Agent, these are the services I offer my clients:

  • Find and then evaluate suitable properties within your price range
  • Carefully assess the property and the proposed purchase amount
  • Help you to determine an offering price
  • Educate you on, and develop a negotiating strategy
  • Advise on the preparation of an offer to purchase contract
  • Negotiate on your behalf with the owners and/or their REALTOR®

As a home-buyer, once you understand your responsibilities clearly, you can start to work on the necessary steps to fulfill the purchase of a property.

  1. Get pre-approved by a lender
A pre-approval is a pre-approval for the amount that you can afford and apply for, not a mortgage approval.

  2. Meet with a REALTOR® and start looking!
From assessing the needs you require in a home, to viewing properties and attending open houses, REALTORS® are there keeping your needs in mind.

  3. Arrange a Home Inspection
When looking at your desired property, it is important to get a home inspection before closing the deal. The home inspection can drastically change the price, depending on the outcome. Negotiations may be made with the seller to fix outstanding issues, or you may be able to negotiate a lower price.

  4.  Apply for a Mortgage
Once you have found your perfect home, you can then apply for a mortgage. For a mortgage to be approved, all conditions from the lender need to be finalized. If there are still conditions remaining, you must be sure to provide all documents to your mortgage associate.

  5. Meet with a Lawyer
A Real Estate Lawyer plays an important role in the purchase of a property; performing a title search on the property, as well as closing the transaction.

  6. Take Possession of Your New Home!
Now is the point where you get to move into your new home and enjoy it! Although there are many steps involved, it is all worth it in the end.

If you are looking to buy or sell a home in Saskatoon and area, I can help you to understand the entire process, and make your experience as enjoyable as possible.
