When to start speaking with a Real Estate Agent

How far in advance should you select a Real Estate Agent? 

Sooner is always better. Even if you are a year out from buying/selling it's a good idea to speak with a Realtor early on. 

Here's some tips on why.

- If you are thinking about selling, a Real Estate Agent can help give you some recommendations on small improvements you can make to help get top dollar for your home when you're ready to list.

- We have access to all the listings. Take advantage of this! Ask your agent to provide you with periodic reports on what's happening in your market so that you can stay up to speed with any changing trends in your area. This will allow you to stay informed and make small adjustments as you prepare to list your home.

- Thinking of buying? It's critical to know your budget before you start the search for your new dream home! A good agent will have many contacts with other industry professionals and can provide you with referrals to other experts like mortgage brokers who can ensure you have a good grasp on what you can afford. Even if you've already spoken with your bank it never hurts to get a second opinion and make sure you're getting the best rates!

- Get a feel for what's out there! Ask your agent to set you up on an automatic email feed based on your potential buying criteria. This will allow you to receive emails when a new home in your price range and search area becomes available. This way you can take your time and only view properties that you think are a good match. On the flip side, if a great home comes along, this will also allow you to move quickly and not miss out on a great opportunity.
