SELLING YOUR HOME

There are many reasons for selling a home – space needs change, job relocation, growing/shrinking family, disposing of an investment property and many more. Whatever the reason, it means changes and a certain amount of upheaval. For most people their home is their biggest investment, and we all want to obtain the most money possible with the least amount of hassle in the shortest possible time. There are many considerations to keep in mind before you put up the for sale sign. The Khan Waqar Team has compiled this list as a resource.

1.  Do a walk about being as unbiased as possible, think of yourself as a potential buyer, what would they see? Does the garden need weeding? Is the front door faded? Does the room feel overcrowded? Does the bathroom look dated?

2.  Make a to-do list of these items and make the necessary changes before you list your home.

3.  Your home will sell faster if you remove the “clutter”. Decide what items you are going to sell, give away to throw out. It’s all going to be packed into boxes anyway, so why not be proactive and do it now. Things like knick-knacks, family photos, collections, decorative pieces, and seasonal items and clothing can be packed up out of sight. If you have a lot you might consider short-term rental of a storage locker.

4. Gather together all the pertinent documentation relating to your home like the survey, municipal address, assessment, property tax information, condominium corporation papers, special assessments and condo fee documents. It is often helpful to buyers to know what your monthly utilities costs are, and if you are selling in the winter and have beautiful landscaping, collect pictures displaying it in full bloom. 

5.  Do minor repairs now, buyers are always looking for negatives when they view properties. Don’t make it easy for them; they can try to leverage it against you. 

6.  Recaulk the bathtub and sink, whiten or re-grout the tiles, wash the shower curtain and scatter rug, clear the vanity and shelves of clutter, remove all unnecessary items from under the skin and closets, consider replacing the towels.

7.  Kitchens – Do a thorough cleaning of your appliances including behind and underneath.  Replace or repair dripping/leaky faucet. Clean grout on floor and walls. Replace or upgrade lighting to ensure there is plenty of light. Clean windows and window treatments if applicable. Cupboards and drawers will appear more spacious if they are not full – this is a great time to pack away items you can do without. Countertops need to be clear and free of appliances, dish soap, knife blocks and food.

8.  Front Entry – it’s the first interior impression prospective buyers will be exposed to. Remove boot trays, footwear and clutter. Make sure walls, baseboards, cupboard doors, floors and windows appear fresh and clean. You only get one chance to make a good first impression.
