Thoughts to Ponder when choosing your Realtor

Selling a home should be like any other business transaction. Choosing the right Realtor to market a property and negotiate the sale are the most important functions for a Realtor selling your home.

Look at more than one listing presentation from different Realtors and consider the advantages and disadvantages of each. If you have a friend or family member who is a realtor, let them know that friendship alone isn't enough to establish a professional's credentials. Use tough standards when selecting a Realtor, just as you would an accountant to do your taxes, or a doctor to look after your health. A true friend will understand and offer credentials to compete for you business.

When it comes to determinging the listing price of your home, some Realtors will "buy your listing". This means they will tell you what you want to hear to ensure you list your home with them. This is an extremely poor strategy in selling your home and indicates the Realtor is more interested in marketing themselves than your home. Most often the Realtor will come back in a week to negotiate a lower more realistic price. In the meantime, your listing will appear to be overpriced and will not draw the attention of interested Buyers.

To determine how a Realtor will work best for you, ask for references. Contact clients who have recently sold their homes with the help of this Realtor and ask how their experience was.

Commission. This is always the first question that comes to a Sellers' mind. You get what you pay for is very true in this situation. Opting for a low cut commission fee isn't all it's cracked up to be. Most likely low commission rates get you low service rates also. A sign on your lawn and a posting on the Multiple Listing public site and hardly any contact or follow up if any from the Realtor. What a consumer may not realize is that Realtors pay out of pocket from their own personal funds to market and advertise your property. The less commission, the less incentive to market your property or the less incentive a Realtor has to manage those challenges that do arise during the process of selling your home. A Realtor earning full commission is more likely to "drop everything" to tend to your needs and phone calls. A Realtor earning a small commission doesn't have that same incentive.

Above all Communication is the key to a successful Realtor-Client Relationship. The Realtor you choose should not only be knowledgeable in the industry, but easy to communicate with and easy to understand. Personality of the Realtor plays a role in the selection process. You need to feel comfortable around the Realtor of your choice and have an ease of conversation. You need the Realtor to understand and be competent of your real estate needs. Anybody can read a book and pass a test...but can your Realtor relate to you and your needs for the real estate market?
