USING A REALTOR WHEN BUYING "NEW" FROM A DEVELOPER

Home buyers today have a wide range of options when buying a home.  They can buy new or they can buy a resale home. Either way, it's good to use a realtor EVEN when buying a new home from a Developer.  If you are planning on retiring and moving into an Active Adult Lifestyle community it's really important to protect YOUR interests when dealing with a developer. Here's why.

New home builder and developers do NOT work for buyers.  They work for themselves. They are NOT there to protect you.

So in a new home purchase transaction you really need to make sure that your dollars are working for you.  Here's the typical process that happens when you start to explore a move to an active adult community. This also applies to most builders of new homes.You decide to go for a Sunday drive to check out some new homes.  You arrive at the showcase home, which is usually also the sales office.  Once inside, you are greeted by a sales person.

That persons job is to sell you a new home. Period.  They work on commission. They are not there to protect you. They will not negotiate on your behalf. Their job is to maximize profits on the sale of new homes. The more they can sell you the more commission they make.

Once inside the showroom, a salesperson will introduce themself to you. Then they will ask you for your name. From there they begin to make small talk... to collect more information about you.  Once you give them your name, where you live (it doesn't have to be specific) they store this information. Not necessarily right away. However, once you leave their office your name and any other details they have collected is entered into their database.  Once that happens you are "their customer".  This effectively closes the door on you going back home and speaking with a realtor about a possible new home purchase.  Realtors are not welcome by new home builders. Understandable, since that means having to pay a commission to a realtor, as well as their sales staff. Ergo, less profits.

So what are some reasons why you would want to start with a Realtor?

When a realtor has you sign a Buyer Agency Agreement it means that he or she has a fiduciary responsibility to protect you.  Their job is to make sure that you stay out of trouble, as well as all other parties.

A realtor's job is also to negotiate on your behalf.  He or she may not be able to get you a lower price on a new home, BUT they can almost always negotiate on the extras.  Some examples of extras include: air conditioning, appliances, floor finishing, driveway finishing to name just  few. A realtor can add value for you when purchasing a new home.

So what can you do ?  When you visit a new home builders showcase home and the sales person asks you for your name give them your first name only. If they ask where you're coming from simply give them an area of town or province. Don't give them your address.  If they insist on having your address simply tell them you prefer not to provide that at this time. Tell them you're just beginning to check out potential new homes as well as the area and that if you find them helpful you will be back. You don't need to say anything more.  If they are not helpful, you might want to rethink your decision to move here.

What's more important, when checking out a new neighbourhood is to simply park your car and walk down a few streets. You're likely to come across some residents.  Engage them in conversation and tell them you're thinking about buying here.  Ask them for their thoughts on living here.  You might be surprised at what you can learn from the people living in an Active Adult Lifestyle Community.  Another place to meet residents is at the community centre. Most communities have them. Plus other facilities.

Also go to the CARP website.  CARP used to be known as the Canadian Association of Retired Persons, but today they prefer using the accronymn.  They have a lot of good information they've accumulated over the years.

You should also visit the  "How Realtors Help" website and the WeDoTheWork.ca website.  It's about collecting as much valuable information so that you can make an informed decision that's best for YOU.
