It's such a challenge in today's market to price properties correctly! In the reality of Real Estate on TV and the Internet consumers are making decisions on their own based on what they see in pictures. Advising clients about strategic pricing is a constant challenge - they need to realize that if you don't "Make the Cut" on the Web, people will not come!
We need to sign up the business with Sellers and I advise clients that I will "Walk the Walk" with them if they want to be a little higher in price. Strategy is all important so when the story plays out exactly as I have advised, the Sellers don't get their backs up to make the changes to now catch up to the market.
All in a day's work for us, difficult for clients to accept no matter what the market conditions.
