Buying a Home?
Choosing the right home for you is a big decision, and you have every right to be 'picky'! Let me do the work for you so you can enjoy the process. Whether you're a first-time buyer, moving to London from another city, or a seasoned home buyer, I can help. If you tell me what you're looking for I can use the most up-to-date technology to source the best potential homes for you to review on line. And, I can go to properties for you in advance to save you time and any unncessary disappointments. You'll only see the houses that are a close fit for your needs.
It's okay to scout Open Houses, but you're missing out on so many properties that may not have an Open House or the Open House doesn't fit your schedule. It's never too early in your search to get a realtor involved. Call me. I won't make you sign any contract! I believe that working hard for you and providing you with the best possible service is the way to keep you as a customer.
Why Do You Need a Real Estate Representative?
Many people are not aware that real estate sales people and brokers are bound by law regarding what they say and do. Today, becoming a real estate sales person requires investment of time, money and competency testing to ensure they withhold standards set forth by federal, provincial and local bodies. In particular, your real estate professional must behave according to the Real Estate and Business Brokers Act and a Code of Ethics. All of this is in place to ensure you, the client, receives the highest standard of service.
Your real estate sales representative takes care of the 'fine print' details of property conditions, boundaries, clear title, proper zoning, marketing, and expediting deals through the system to ensure the complex selling or buying process is simple. That way you can focus on making decisions with sufficient information. They may do their job so well that it will seem effortless to you.
At your first meeting with your sales representative, he/she will explain the concept of 'agency' and how they can represent you in 'seller representation', 'buyer representation', 'dual representation', and the legislated definition of 'customer service' in real estate.
Moving to London?
I moved to London several years ago - recently enough for me to remember familiarizing myself with the 'lay of the land', the various communities, and the relocation transition. I think I know London better than some who've live here all their lives because I researched it. Because I've lived in several provinces, I have a keen insight into what you might like here in London and can give you a 'heads up' on what the move might be like. If you're coming from the Greater Toronto Area, you're going to love the fact that you can get anywhere in the city in minutes! It might, however, take you a while to get used to our garbage pick-up policies; but at least we don't tend to have strikes (couldn't resist).

Working with a Realtor
Selecting the right home, in the right area, and at the right price involves many decisions. Something so important requires a lot of planning, so the sooner you get your Realtor involved, the better. As Reators, we have access to information that is not available to the public - like new homes on the market, sales history of the property and more. So, even if you're not yet ready to buy, you too can have access to this information to help you gain an understanding of the market. That way, you'll be better prepared when the time is right. When I work with you as a buyer, I keep an eye open for information and keep you informed. Sometimes seeing properties can help you to decide what you don't like, thus helping narrow down your search. Remember, generally it's the seller who pays the commission, so this service is free to you!
The right Realtor must be able to understand your needs and wants. So, your Realtor will ask you lots of questions - some of them might seem a bit personal and you might not have even asked yourself some of the questions so they might catch you off guard! It might help to ask yourself some of the questions. Let your Realtor know the answers. And, if you're not sure, ask them for further information.
- Is this my first home? If so, am I aware of all the associated costs involved in buying a home?
- Have I been mortgage pre-approved? If not, can my Realtor help me understand the various opportunities to save money and refer me to a mortgage broker?
- What locations do I prefer? Do I want to be near area schools? Do I want to be on a busy or quiet street? Do I want to be surrounded by a mixture of neighbours? Do I want mostly people with children?
- What type of house do I prefer? Two-storey, split, ranch? Newer, older?
- What are my current needs? How many rooms do I need? Do I need a garage?
- Do I want a 'move-in' condition home? Do I want (or am I willing) to do renovations?
- If I'm looking for an older home, have I planned for potential costs of a newer roof or furnace?
- If I'm looking for a newer home, have I planned for potential costs of landscaping or finishing a basement?
- If I'm thinking of building a new home, does my Realtor know reputable builders, and can he/she represent me?
- If I'm planning on doing renovations, can my Realtor connect me with contractors, roofers, etc.?
- What are my living habits? Do I entertain a lot? Do I want a guest room? Do I work from home? Am I a hobbyist? Am I an avid gardener?
- Is my household growing? If so, will this home accommodate future needs?
- How long do I anticipate living in this home? How will my needs change over the years? If I'm planning on only staying for few years, have I considered resale value?
- Do I understand what my Realtor can do for me? Do I understand the difference between a 'customer' and a 'client'? Has my Realtor explained 'dual agency' to me?
- What happens between the time the offer is made and the closing date?
These are just a few questions to consider. Of course, you will have many more! Remember that your Realtor is a professional who can guide you through the process and take some of the time and pressure off your shouders. Looking for a home can a fun and exciting time. Interior Design
Unfortunately anyone can call themselves an 'interior decorator'. If you watch enough home shows on TV you might be aware that many don't really know what they're doing! I am a qualified interior decorator - my interior design education is from Sheridan College, and I worked for an interior design firm for 5 years.
As a realtor, that's important because it means I can add value by helping you decide what renovations are feasible to your existing or new home. I can also help you stage your home for sale.
