Goal setting is a powerful process for thinking about your ideal future, and for motivating yourself to turn your vision of this future into reality.
Setting goals gives your life direction, and boosts your motivation and self-confidence.
1) Make your first Goal learning how much you can afford to pay for a house. There are several steps to this:
a) Contact me and I will do a buyer qualification. I can give you an estimate of the highest purchase price you should consider in an offer. This will include an estimate of your maximum mortgage amount and your maximum mortgage payment.

b) You may decide not to go for the highest purchase price. Your next step is to figure out how much you can afford monthly based on your lifestyle. This number takes into account all your payouts and gives you a more realistic view of how much you have available to spend on mortgage, plus utilities, maintenance and property taxes.

A Ratio of 75% or less is considered financially viable. Make sure on the income side that you use net (after tax) income. You also have to be willing to accept the percent of net income that will be available for "everything else". You have to consider all discretionary spending - e.g. restaurant meals, nights out, family vacations, smoking, hairdressers, dry cleaning. monthly parking.
2) Make your second Goal to work with me (your realtor) to get familiar with neighbourhoods that have properties in the style and price range that you want, and that meet some basic "must haves" (e.g. 3 bedrooms, near transit).

3) I will send you current listings and make appointments to view any properties that you think might be suitable. That will help you to meet your third Goal of refining your must-haves, your want-to-haves and your must-not-haves. This list should include price range, location, local amenities, interior features and enhancements, lot size, etc.
I will continue to send listings and take you to view properties. I will also send you sold listings so you can get an idea of current market prices for homes that satisfy your must-haves.
4) Your final Goal should be to set a time frame. This might have dependencies such as children's school schedule, planned vacations, existing lease if you are renting. Establish the approximate date you want to take possession fo your new home.
I recommend that you start to view homes at least 6 months before your move date. You need time to take a look at and compare properties. There may be competition for the type of home and price range that you want.
