Selling in slow times

As a real estate representative, you often hear "we are waiting until spring". The key word there is often, and if you take away one piece of advice from this blog post, it is that it is not always in your best interest to "wait until spring", when there is more competition, sometimes so much that a "glut" is created in the marketplace. The neighbour down the street, before listing his property, may look at the pricing on your property, and take advantage of this fact by listing his property for a bit less. Two comparable properties in the same neighbourhood listed at very different prices? You may no longer have the advantage of being the best priced property on the market. Have a look on MLS, speak to a trusted real estate sales representative, drive around the city. It is fairly easy to determine what the real estate market is doing. If you really want or need to sell your home, take advantage of the slower times, and be one of the few on the market so the buyer, who has to purchase now, can look at your home in a more limited setting.
