Beware of Agents that try to "BUY" your business!
This is a term that describes a few strategies some agents will use to try to get your listing. This topic came up just the other day in a conversation I had with a friend. He said he was approached by an agent a few weeks ago asking if he was interested in selling his home (in the popular Woodland Hill Newmarket neighbourhood). This agent told him that he could get an outrageous amount for his house if he listed with him. Here is the strategy ... tell the potential client his/her house is worth an inflated amount and get the listing (priority #1). Then, once you're commited to a contract and after the home sits on the market for a while with no action, start to beat up on the seller to lower the price to a more reasonable number that reflects the true market value.

I know it's tempting to go with an agent who bids the highest number for your house, everybody wants to make the most they can from the transaction. Please don't be fooled by these guys, they are unethical and dishonest. Go with an agent that will be honest with you and suggest a price that will cause the house to sell (not sit) for fair CURRENT market value. You should choose an agent who will tell you what you really NEED to hear, not just what you WANT to hear.

In the end remember, you are lucky. You can always ask me for a 2nd opinion (before you sign anything!) LoL
