      <title>Springs Coming</title>
      <description>&lt;p&gt;We're now into the new year 2010 and for home buyers it looks like now is the time to buy!!&lt;/p&gt;
&lt;p&gt;The canadian goverment has started by changing some of the rules as I am sure you have heard in the media.&lt;/p&gt;
&lt;p&gt;Larger down payments are coming, certainly zero down and even 5% down may be gone.&lt;/p&gt;
&lt;p&gt;Tighter qualifying based on a 5 year fixed is being talked about.&lt;/p&gt;
&lt;p&gt;Revenue buyers will need a larger down payment.&lt;/p&gt;
&lt;p&gt;All these things should point to a buyer getting in now as you may not qualify or have saved a large enough down payment if you wait to long.&lt;/p&gt;
&lt;p&gt;Listen you can still get a 5 year mortgage for under 4 % and with lots of inventory here in Medicine Hat Alberta theres deals to be had!!&lt;/p&gt;
&lt;p&gt;If you are seriously thinking about a home purchase??&lt;/p&gt;
&lt;p&gt;Dont wait it could really cost you.&lt;/p&gt;

      <title>December Buying</title>
      <description>&lt;p&gt;Here in the winters of Alberta and the month of December the motivation of sellers and the buyer may be hindered for many reasons yet this may be one of the best times to buy if you are looking for a deal. Lets face it December and early January are the slowest time of the year, our thoughts are on many other things. But lets not forget that the seller is still wanting his house to sell. Its likely that the home has not been shown much&amp;nbsp; during this time and so if you are looking to buy this likely will be to your advantage. Why? because you may be the only offer they have seen during this season, and depending apon the sellers motivation you may be the only lucky buyer at the right time with the lowest offer that gets accepted. Just because you were out there looking. But lets not forget for this to take place the seller must have high motivation! How can you find this criteria, look for long listings, look for homes that need help, fixer-uppers, if your budgert allows there are many higher end homes that could be bought for a heavily discounted price during this time. Finally make possesion date to the sellers advantage if you can, sometimes quick possesions, sometimes long but try to find out which suits the seller better. Finally be prepared yourself as the buyer, get pre-approved, do your home work, because the cleaner the offer the more likely that deal you want may happen.&lt;/p&gt;</description>
