Moving Guide and Check List

 

THINGS TO DO WHEN CONSIDERING A MOVE

  1. ANALYZE YOUR FINANCES TO FIGURE OUT WHAT YOU CAN AFFORD, AND GET PRE-APPROVED. A PRE-APPROVAL IS TYPICALLY GOOD FOR 120 DAYS 
  2. MAKE A LIST OF YOUR "DO'S" AND "DON'T" IN A HOME/PROPERTY AND SELECT YOUR DESIRED AREA AND PROPERTY FEATURES  (IE. DO'S: 4 BEDROOMS, 4 BATHROOMS, 2 CAR GARAGE. DON'TS: INGROUND POOL, BUNGALOW, ETC. 
  3. LOOK AT A CALANDER AND FIGURE OUT WHEN YOUR IDEAL CLOSING (MOVING) DATE WOULD BE
  4. DECIDE IF YOU WILL WANT A HOME INSPECTION AND IF SO, RESEARCH HOME INSPECTORS AND FIND A KNOWLEDGABLE AND TRUST WORTHY INSPECTOR. MOST AGENTS CAN RECOMMEND A FEW FOR YOU TO CHOOSE FROM.

 

THINGS TO DO BEFORE CLOSING DATE

  1. ENSURE ALL YOUR PERSONAL ITEMS ARE READY FOR TRANSPORT
  2. ARRANGE A MOVING TRUCK/ A WAY TO MOVE ALL BELONGINGS FROM ONE PROPERTY TO THE NEXT
  3. FORWARD ALL MAIL TO NEW ADRESS (CALL CANADA POST TO DO THIS)
  4. FINALIZE ALL MORTGAGE DOCUMENTS WITH LAWYER (IF APPLICABLE)

 

THINGS TO DO ON CLOSING DAY:

  1. PICK UP KEYS, TYPICALLY FROM LAWYERS OFFICE 
  2. CHANGE ADDRESS ON DRIVER LICENCE, HEALTH CARD, ETC. AND ALL OTHER IMPORTANT DOCUMENTS (BANKING, GOVERMENT, MAGIZINE SUSCRIPTIONS, ETC.) 
  3. CHANGE LOCKS IF YOU DESIRE 
  4. ENSURE LISTING BROKERAGE "FOR SALE" SIGN IS REMOVED FROM PREMISIS 
  5. UPON ENTERING THE NEW PROPERTY FOR THE FIRST TIME, ENSURE ALL APPLIANCES ARE IN GOOD WORKING ORDER (IF APPLICABLE), ALL ELECTRICAL LIGHT FIXTURES (ELF'S) ARE WORKING, ALL WINDOW COVERINGS THAT WERE SUPPOSED TO BE LEFT ARE THERE, THE PROPERTY IS IN BROOM SWEPT CONDITION (IF APPLICABLE). IF YOU ARE NOT ABLE TO ATTEND THE NEW PROPERTY ON THE DAY OF CLOSING, ENSURE SOMEONE YOU KNOW AND TRUST IS ABLE TO GO TO THE PROPERTY TO ENSURE ALL THE ABOVE ITEMS ARE IN GOOD WORKING ORDER AND REMAIN ON THE PREMISIS. IF THERE ARE ANY  DISCREPANCIES, REPORT THEM TO YOUR LAWYER AS SOON AS POSSIBLE ON THE DAY OF CLOSING FOR THESE ISSUES TO BE CORRECTED WITHOUT ISSUES.

 

THINGS TO DO ONCE IN THE NEW HOUSE

ENSURE MAIL IS FORWARDED CORRECTLY 
  1. ENSURE SMOKE DECTOR AND CARBON MONOXIDE DECTOR HAVE NEW BATTERIES AND ARE IN GOOD WORKING ORDER 
  2. AND FINALLY, PUT YOUR FEET UP AND ENJOY THE HOME! I'll be by shortly to help settle you in! ;-)
