Candadian and Out of Country Residents Buying Toronto Condos for Investmetnt

It  is said that anywhere from 60 to 80 percent of all new downtown condos are being sold to both local and out of country investors.  Real Estate is perceived by many to be a safe and tangible long term investment.  Our Canadian investors know it and so do those investors out of country.  Not to mention that Canada's banking system has been identified as one of  the best in the world, if not the best in the world.  Investors have been flocking to Canada over the last several years from around the globe.  We are considered a safe haven for investment; our real estate market has been going nowhere but up since 1996 unlike many countries across the world.

A very attractive investment is to purchase pre constructed condos via Real Estate agents from the builders here in TO.  VIP agents as they are often called, get first choice for their clients to purchase these condo units from plans. It takes some 2.5 to 5 years for the builder to complete the marketing and sales of the building, the actual build of the condo and completion.  History has shown these investors in our upward market can invest 25% of the purchase price and leave this money invested and then upon completion they can sell and realize a gain in many cases to equal or exceed 100% of their original deposit money; not a bad investment to double your money in 3 to 5 years.  It has been proven as a win win situation for all, the investor, the builder, and the agents who represent their clients and who can assist with all the details.

I have over the last years worked with many out of town Canadian investors,  and also out of country investors to invest wisely, select great projects within the Toronto core, and also provided the type of support to out of city investors that is required, should they choose to buy and hold for a period of time thus becoming landlords.
