Making Your Home Sellable
Trying to sell your home or thinking about it?
Getting top-dollar for your property goes beyond hiring the best realtor around. To give your home the best chance involves some prep-work before it hits the market. Your realtor should educate you and guide you through the process of maximizing curb appeal and of making your house the best it can be without incurring in expensive renovations.
Buying a home is a highly emotional experience. Beyond the quality and craftsmanship, you need to deliver what I call the wao-effect. That happens when a buyer walks in and says "wao". That is what you and your realtor need to aim for.
You can achieve much in an inexpensive way. However, it won't happen without some physical labour. Some inexpensive ways of achieving the wao effect are:
On the outside:
- clean up the front yard
- if the house can go without a paint job, power wash the walls
- rid the roof of moss
- plant some flowers
- put away garden tools and unnecessary things
On the inside:
- de-clutter
- tidy-up
- buy same-colour containers to organize your closets
- get rid of excess furniture
- make highly personal items disappear
- open the windows
- clean
and
More than making people feel welcome when the come into the house, you need to allow them to see themselves living in it. It is crucial to get them to feel good in your house.
Good luck!
