STEP TWO –GETTING INSIDE
The prospective buyer now wants to view your home. As REALTORS® we have no idea when that call will come, where they are coming from and what their schedule is. The point being, have your home available for showings at all times.
There are various ways that the prospective buyer can view your home. Today with the internet more and more are going online and are viewing listings as they come onto the market. Therefore there should be a lot of photos of the home and even some highlight of the area. Remember we do not know where they are coming from; it could be from another province or country or just down the road.
So make sure that most personal photos are removed, that unnecessary furniture is put in storage, even have a stager come into your home and give you advice on what to do, such as paint colour, making the home spacious. If it is too crowded for you it will possibly look that way to the potential buyer.
Your REALTOR® possibly has been in enough homes also to give you some guiding tips. Such as neutral colours, clean the carpeting, wash the drapes, clear the countertops off, fix the squeaky floors, broken windows, clean the furnace, have the kids take the posters off the walls, get rid of the cobwebs in the basement and empty that garage.
A lot of times prospective buyers cannot look past some of these items, a buyer’s agent will do their best to explain how things would look. But sometimes this does not work. That first showing could be their last one to your home.
