Happy New Year!! Have you decided this is the year for your next property transaction? Well then, it's time to make a checklist and start preparing, so by the time that perfect property comes along, you'll be ready to pounce.

There's a lot that goes into such a big purchase, from the search, to co-ordinating viewings, writing the contract and everything that comes after an accepted offer. Find someone you're comfortable with, who understands you and listens to your needs and concerns. Next on your team you'll need a mortgage broker. You could go direct to the bank, but why pay retail when you can shop all the options and save some cash, even with your preferred bank? Plus if you want some creative financing, the mortgage broker can find a way. It's important to have a true snap shot of your finances so not only are you shopping within a budget, but you'll be in a strong position to negotiate because you took the step to get pre-approved.

Now comes the fun part! What does your ideal home look like? Consider the area and lifestyle you want to have and take it from there. Decide what you really need in a home and which areas you can compromise. Will you live in a smaller property if it's in your desired neighbourhood? Or will you take an older property that's larger?
