It does not matter at all if you are planning on buying your first house or considering buying your tenth; are moving across the neighborhood or across the street; it is a good idea to know what you are looking for in your new house.  It is important to have an honest discussion with your realtor about your wants and needs in your new home.  Here are four of the topics that most keep in mind when searching for a new home:

What You Absolutely Have To Have

Our lives are often represented in the kind of house we purchase.  Are you a fan of motorcycles?  If so, a huge garage with lots of room might be important for you.  Do you have a large family?  You’ll probably want to buy a house with more than four bedrooms.  Or maybe you are a gourmet cook.  If so, a large kitchen with all the gadgets could be a need for you.  Before your realtor begins a real estate search for you, he will need to know what features you want in your new property.

Commuting Problems

For many people, the commute back and forth from work or school is a huge factor.  A long commute can easily steal hours in a week from your life, so it is important to consider the commute in your home selection process.  In many neighborhoods and communities traffic jams are common and nowadays this applies everywhere, from the heart of the city to the rural farmland.  If you think you really need a short commute be sure to tell your realtor about this.

The Community

If you live in a vibrant urban area or a small charming rural town, the details and community statistics of the surrounding area is close to being as important as the house itself.  Do you want to live in a busy and bustling area?  Prefer to escape to your home?  There will definitely be a perfect home out there for you, so don’t take a nice house with surroundings that are not so great.  You might live there and regret it.  If one particular part of a community is especially important to you, such as recreational choices, or a charming downtown area, be sure to let your realtor know so they can check out information on these places while keeping this in mind when looking for your dream home.

The Budget

In almost every situation, the most strict and limiting factor in a home search is your budget.  It is extremely important to know your budget parameters early in the home buying process.  However, there are plenty of lending options available today.  There are creative lending processes to consider that can be made available for both the veteran home-seekers and the first time home buyer.  Before you start your home search, you should consider speaking with both your lender and realtor about your financing options and ultimately the budget for you new home.
