Welcome to my Website, your source for Real Estate and Mortgages in Kitchener/Waterloo/Cambridge and the surrounding area. I specialize in new and resale homes as well as in financing your new or re-financing your current home.
At Century 21 Home Realty, we believe that the customer is of primary importance whether he is a buyer or a seller. He has to feel treated fairly and respectfully and satisfied with his decision to sell or buy. When, and only when, the customer is satisfied do we win. This goal is accomplished by offering world class service and by keeping our focus on what is right for the customer.
After I had successfully completed Real Estate College, I decided to take additional courses in the industry. I am proud to have received the ASA designation (Accredited Senior Agent) in 2007.
Since almost every Real Estate transaction involves a mortgage I decided to go back to college to obtain the appropriate courses and to gain knowledge about the Canadian mortgage system. I am able to assist clients with their questions about financing. Since 2007 I am a Registered Mortgage Consultant.
Bilingual: Fluent in German and English.
I take good care of first time buyers as I take a lot of time to educate them through the entire process of buying a first home. If a customer is in the process of selling a home I put all efforts into gear to accomplish the sale as fast as possible and for the best price the market has to offer.
I am Member of the International Real Estate Federation which allows me to communicate with Real Estate professionals world-wide.
Being fluent in German gives me great advantages in Europe and with German immigrants to Canada.
As President of the German Canadian Business Association I keep up to date with local affairs adn business politics. I regularly attend meetings on developments in the Tri-City area and Waterloo Region.

I dedicate a lot of time to my children. I love taking our dog for long walks and I enjoy good company and a good bottle of wine.
As a certified sommelier I am often asked to do small wine tastings with friends.
I believe that children have a great advantage if they are able to learn a third language. My heritage is closely connected to Germany and my mother tongue is German, therefore, I am very much involved with the Parent Association of the German Language School Concordia. Both my children attend this Saturday school since kindergarten and my wife teaches there.

I am the President of the German-Canadian Business Association and the President of the Parent Association of the German Language School Concordia, with more than 400 students said to be North America's largest Saturday School. I also serve as a Director at the Concordia Club.
Why Do I work as a mortgage consultant in addition to being an experienced Realtor?
One of the most important steps when buying a home is being pre-approved for a home loan. Many buyers apply for the loan and receive a pre-approval from a lender before searching for a home.
Here is why pre-approval is important:
- Pre-approval can cut days or even weeks off the closing because I have already conducted a credit analysis and you are approved for a mortgage.
- Pre-approval strengthens our offer and negotiation position. A home seller will often choose to accept an offer from a buyer who is pre-approved for a mortgage over one whose finances are still in question.
- Pre-approval will determine your price range and narrow your search parameters based on your down payment and your pre-approved mortgage amount. You will know how much you can afford before we even start looking for your new home.
Note: There is a significant difference between buyers who are merely 'pre-qualified' and those who are pre-approved.
Pre-qualified buyers are those whose lenders have determined how much the buyer can borrow based on information provided to the lender. Nothing has been verified to determine the buyer's true creditworthiness.

Buying a home with with an eye for resale value
As you start looking for a new home, you probably aren't even considering your next move. You just want this one to be taken care of. However, it is always prudent to shop for a new home with an eye for resale value down the road. After all, your home is one of the most important investments you have.
I will not sell you a home which I cannot resell for the same price the next day!
No one can predict what the future will bring, but here are some simple things we will look for:
- Views from the property
- Kitchen and Bath
- Plumbing and wiring
- Lot size and shape
After I inspected a home with you, and we proceed with an offer conditional on home inspection, we most likely know what the inspector has to say. I will have pointed it out to you BEFORE the offer, so we do not waste time and money.

Born in Canada I moved to Berlin, Germany where I grew up. I completed high school and hospitality school in Bavaria. My German training allowed for a smooth transition after moving back to Ontario where tourism and hospitality was just about to flourish.
I am married and have two children. We live in Kitchener since 1997. After almost 20 years in the hospitality industry, which takes a toll on a family because of irregular working hours, I decided it is time for a change and went back to college.
