Lethbridge Real Estate Market Review - October '08

OCTOBER 2008 IN REVIEW

 

THE FOLLOWING MLS STATISTICS ARE PROVIDED BY THE LETHBRIDGE REAL ESTATE BOARD CO-OP LIMITED WHICH COVERS THE GEOGRAPHICAL AREA OF THE CITY OF LETHBRIDGE, COUNTY OF LETHBRIDGE, CARDSTON COUNTY, COUNTY OF WARNER, M.D. OF TABER, M.D. OF WILLOW CREEK,

M.D.OF PINCHER CREEK AND THE MUNICIPALITY OF THE CROWSNEST PASS.

 

BOARD WIDE:

There were 171 completed sales Board-wide which is down from 220 units sold in OCTOBER 2007; with a total dollar volume of $42,744,800 for the month of OCTOBER 2008, the dollar volume is down from the dollar volume of $52,254,149 in OCTOBER 2007.  There were 149 Residential units sold and 22 non-residential, there were 527 new listings processed, 421 Residential and 106 non-residential; creating an inventory of 1915 active listings 1329 Residential and 586 non- residential listings. There were 2371 YTD closed sales for 2008, down from the 2827 YTD closed sales for 2007. Current YTD sales volume is $587,222,529.00, down from the $657,964,927.00 YTD sales volume in 2007.

 

LETHBRIDGE:

There were 75 completed residential sales in Lethbridge with an average price of $293,804 for the month of OCTOBER 2008.  Number of units sold is down from the 104 units sold last OCTOBER; the average price is up from $273,735 in OCTOBER 2007.

 

COUNTY OF LETHBRIDGE: (Barons, Coaldale, Iron Springs, Nobleford, Picture Butte and Rural)

There were 21 completed residential sales in the County of Lethbridge with an average price of $226,524 for the month of OCTOBER 2008.  Number of units sold is up from the 15 units sold last OCTOBER; the average price is down from $270,433 in OCTOBER 2007.

 

MUNICIPAL DISTRICT OF TABER: (Barnwell, Enchant, Grassy Lake, Purple Springs, Taber, Vauxhall and Rural)

There were 15 completed residential sales in M. D. of Taber with an average price of $226,900 for the month of OCTOBER 2008.  Number of units sold is up from the 14 units sold last OCTOBER; the average price is up from $177,665 in OCTOBER 2007.

 

MUNICIPAL DISTRICT OF WILLOW CREEK: (Claresholm, Fort MacLeod, Granum, Nanton, Stavely and Rural)

There were 3 completed residential sales in M. D. of Willow Creek with an average price of $184,667 for the month of OCTOBER 2008.  Number of units sold is down from the 5 units sold last OCTOBER; the average price is down just slightly from $184,800 in OCTOBER 2007.

 

CARDSTON COUNTY: (Cardston, Hillspring, Magrath, Mountain View, Welling and Rural)

There were 5 completed residential sales in Cardston County with an average price of $218,280 for the month of OCTOBER 2008.  Number of units sold is down from the 7 units sold last OCTOBER; the average price is down from $264,429 in OCTOBER 2007.

 

COUNTY OF WARNER: (Coutts, Milk River, New Dayton, Raymond, Stirling, Warner and Rural)

There were 3 completed residential sales in the County of Warner with an average price of $183,333 for the month of OCTOBER 2008.  Number of units sold is down from the 8 units sold last OCTOBER; the average price is up from $136,875 in OCTOBER 2007.

 

MUNICIPAL DISTRICT OF PINCHER CREEK: (Beaver Mines, Cowley, Lunbreck, Pincher Creek and Rural)

There were 2 completed residential sales in M. D. of Pincher Creek with an average price of $217,500 for the month of OCTOBER 2008.  Number of units sold is down from the 4 units sold last OCTOBER; the average price is down from $271,875 in OCTOBER 2007.

 

MUNICIPALITY OF THE CROWSNEST PASS: (Blairmore, Bellevue, Coleman, Frank, Hillcrest and Rural)

There were 4 completed residential sales in the Municipality of the Crowsnest Pass with an average price of $264,750 for the month of OCTOBER 2008.  Number of units sold is down from the 8 units sold last OCTOBER; the average price is up from $202,675 in OCTOBER 2007.
