Condominiums: Average price per square foot - $257/square foot in downtown Montreal

March 31, 2014 - For a second consecutive year, the Québec Federation of Real Estate Boards (QFREB) examined the average price per square foot of condominiums. Using the average price per square foot allows us to correct for the effect of condominium size, as opposed to our traditional price statistics, by putting them on an equal footing and therefore enabling us to compare the value of condominiums’ surface area by region. Calculations are based on sales of divided condominiums in 2013 on the real estate brokers’ provincial Centris® system, and exclude new constructions.

Not surprisingly, in 2013, condominium transactions with the highest price per square foot were in the Montréal Census Metropolitan Area (CMA), at an average price of $257/square foot, followed by the Québec City CMA at $219/square foot and the Gatineau CMA at $168/square foot. In addition, the condominium markets on the Island of Montréal and in the agglomeration of Québec City remain the most expensive in the province, with an average price of $305 and $223 per square foot, respectively. Outside of the metropolitan areas, the agglomeration of Mont-Tremblant ranked first with an average price of $214/square foot, followed by the agglomeration of Saint-Sauveur at $192/square foot. Table 1 shows the average price per square foot for condominiums in the province’s six CMAs and in the agglomerations that were analyzed.
