3 Things to get started on before listing your home

If you are considering listing your home, there are a number of things you may want to consider or get a head start on before you actually list your home. See below for 3 tips to get you started:

You have heard it before, but one of the most important things to do before listing your home, is to give it a good clean from top to bottom, inside and out. Start with one room and toss any items you no longer need. Be sure to have a pile of things to donate, and another of items you want to get rid of. Declutter closets, countertops, basements and storage spaces. Don't forget the outside of your home either, as the first impression often makes a lasting impression on any potential buyers.

Gather all necessary paperwork that you may need before listing, including property surveys, renovation bills, receipts and warranties.

Repairs & Staging:

Take a good, objective look at your home and see if there are any repairs that you may need to do before listing. Small fixes can often make a big impacct on a sale. Consider minor staging such as changing your paint to neutral colours, updating hardware on cabinets and drawers and/or updating a few light fixtures. Don't do any major staging or renovations until you have spoken to a real estate professional to see if you will get a return on your investment.
