This plus your downpayment  will tell you how much you can afford to spend. Also determine how much you are willing to spend because you may not want to spend the full amount.

2. Make sure that you have room for extras in your budget. Purchasing costs go beyond the cost of the home. You will have legal fees, moving expenses, utility hookups and land transfer tax. These expenses can add up to 1 to 2 % of the price of the home.

3. Make a list of your Needs and your Wants. This will help your  real estate salesperson to guide you in the right direction

4. Your salesperson will help you select a neighbourhood that will meet your needs and she will also help you compare value not just price. The task can be overwhelming and time consuming so the more info that you give to your agent, the easier it will be for your agent to find you that perfecty home.
