Never buy without an inspeciton

Mark Weisleder, lawyer, author and speaker to the Real Estate Industry released an article this week in the Toronto Star on the importance of always getting a home inspection when buying. As a result of Ontario’s seemingly hot housing market and the bidding wars that are arising, many REALTORs® are advising their clients to make their offers as ‘clean’ as possible – and this sometimes means without a ‘subject to a home inspection’ clause.

Despite the attractiveness of a clean offer to a seller, you must always protect yourself when making a huge financial investment, such as the purchase of a home. Mark strongly advises against choosing to forfeit the home inspection clause, and has heard of many horror stories of buyers who have strongly regretted not getting one.

Although inspections are not perfect and do not necessarily advise you of every potential problem or defect your home may have, they do better arm and prepare you for major repair work and give you a good overview of the current state and condition of your home.
