Step #1 – Contact a REALTOR®
Once you decide to sell your home, contact a REALTOR®. Sit down and discuss what your needs are, your motivation for moving and any potential timelines that you may need to meet.
Step #2 – Enter into a Listing Agreement
After your REALTOR® has provided you with a Competitive Market Analysis (CMA) to price your home and you reach a listing price that you are satisfied with, enter into a listing agreement. The listing agreement sets out and defines the relationship that you will have with your REALTOR®. You will also have ample time to discuss any concerns, questions, fees etc… associated with the sale of your home.
Step #3 – Prepare your Home for Sale
At this point you need to get your home in its best possible shape. Clean, de-clutter and do any necessary minor repairs that will ensure that your home shows at is absolute best.
Step #4 – Marketing your Home
Your REALTOR® has an extensive network of contacts including other real estate professionals, prospective buyers and community contacts. In addition your REALTOR® can use multiple marketing means, including placing your home on the MLS system, marketing through his or her personal web site, company web site, additional sites, print, communication and any other necessary tools.
Step #5 – Receive an Offer (or offers!)
Your REALTOR® will present you with all offers received on your home, and carefully go through each term and condition with you. He or she can also advise you and assist you in how to respond to the offer. Your REALTOR® is an expert negotiator and can make this sometimes stressful step a lot less daunting for you. Once you negotiate an attractive offer, it is time to move in on closing the deal!
Step #6 – Closing the Deal
Now that you are satisfied with the price and offer, your REALTOR® will guide you through the closing process, transferring of legal documents and titles and allow you to 'seal the deal' with minimal hassle and stress on your behalf!
