The MLS® is a system used by members of Canada’s Real Estate board’s to provide an inventory of listings. REALTORs® (that, is, real estate professionals that are licensed members of the Canadian Real Estate Association, CREA), are the only real estate professionals that have the right to list your property on the MLS® system of their local real estate boards.
The MLS® system which REALTORs® utilize is different than the popular consumer web site www.realtor.ca. REALTORS® can use the MLS® system to upload listings, to search for available properties and to perform comparative market analyses in order to price a home. Detailed information is available on recently sold properties, active and expired properties, sale prices, tax information etc… It is an invaluable resource for both buyers and sellers.
Customized profiles can be designed to search for exactly what you are looking for if you are a buyer (price range, neighbourhood, number of bedrooms, fireplaces etc…) It is important to note that the public website and the internal MLS® system that is used by REALTORS® are two very different databases. If you are selling your home, be sure to hire a qualified REALTOR® that can have your home listed on the MLS® in order to make sure that your home gets the maximum amount of exposure, is priced at a fair and profitable market value and reaches the most REALTORS® possible, who may just have the right buyer for your home!
