The benefits of a mortgage pre-approval

Before you start your search for your dream home, be sure to become pre-approved for a mortgage. This will benefit you and your REALTOR® in more than one way as you embark on the home buying process.

To start, being pre-approved for a mortgage allows you to have a realistic idea of the type of home you can afford. This should help you have a more targeted search and keep you within your limits. Second, being pre-approved for a mortgage shows a seller that you are a serious and committed buyer who is able to pay for the home. This could potentially distinguish you from other interested buyers who are not pre-approved.

Be sure to sit down with a mortgage broker prior to beginning the house hunting search. Be prepared to provide financial information to your broker, as well as to provide personal information such as your employment history, income, assets, liabilities etc… Be aware that there is a difference between a mortgage pre-qualification and a mortgage pre-approval. The pre-approval is based on income verified information and acts as a much stronger tool in your house hunt.
