Open 2-4pm

My last few open houses have been very quiet. It seems like all the buyers are on summer vacation. In the market's heyday, people lined up for opens bringing with them home inspectors and offers. Opens were your first and often only chance to see a property. After one Vancouver open a few years ago, my buyer was one of eight people who decided to write an offer on the property. We wrote more than full price and gave the sellers their choice of dates. We weren't even close. I've also held opens where so many people came that it looked like a shoe store at the front entrance. Now I'm holding opens where sometimes the only visitor is me. The market has definitely changed. This is not as bad as it sounds...for two hours I get the opportunity to absorb the space, to reacquaint myself with all that makes the home special and to listen to the sounds of the neighborhood. Even when no one comes, opens are a productive tool to help us all understand what we are selling. Next time you see an open house sign, please drop by. Company is always nice.
