First of all, a home evaluation is an important undertaking in understanding your most significant financial asset. In a market where home price trends change constantly, a home evaluation is necessary to determine the approximate fair market value of your home, or what your home would potentially sell for on an open market.
A trained real estate professional, like myself, would analyze statistics and data pertaining to your home and any comparable active listings, recently sold and cancelled listings. This is also called a COMPARATIVE MARKET ANALYSIS. Taking into consideration items such as: asking/sale prices, home size and type, age of home, days on market, location and surroundings, standard home features (ie. # of bedrooms, bathrooms, garage) and additional features (ie. air conditioning, fireplace, upgrades or recent renovations), your Realtor® uses their knowledge and tools available to determine your home’s value.
