Local Statistics

Everyday we either hear or read some new statistics on housing and Real Estate. But how much really relates to the markets in your area? If you read most of the online information it applies to centres like Toronto, Calgary or Vancouver. There aren't too many that apply directly to the market in Nova Scotia. 

Within each market there are smaller pockets. Each community also has it's very own dynamic that influences local markets. What is happening in Bridgewater rarely effects the Yarmouth market. However, what is happening in Halifax can effect the Dartmouth market. Again, there are a lot of variables that have to be taken into account. 

While online information can give the customer a glimpse into the factors that determine sale prices and market values, it cannot match the experience of someone that works in the field. Licensed Realtors® have access to information that the general public do not.

April of 2011 showed a 45% list-to-sold ratio with an average Days On Market of 97. April of 2012 was very similar with a 52% list-to-sale ratio and an average of 86 Days On Market. Now, in comparison, April of 2013 saw the list-to-sale percentage drop to 35% but the Days On Market stayed about the same at 87. From February of 2013 to February of 2014 there has been a 26% decrease in sales.

All of these numbers are related to Halifax-Dartmouth and area. This includes all the communities such as Bedford, Hammonds Plains, Sackville and others.
