Summer is here – Home Maintenance Protection Plan

You’ve purchased your dream home – good for you! – and now is a great time to begin protecting your investment.  It is essential to have a good maintenance plan for your home.  When you create and keep a checklist to maintain your home in good condition, you will know exactly what needs to be done at all times throughout the year.  You will form a healthy habit, and you won’t leave out anything important.  The more you learn about the upkeep of your home, the more you will be able to add specific tasks to your checklist, which you can then follow for years to come.

Most home maintenance tasks follow the seasons.  During the summer, there are a number of things you can do, inside and out, such as repairing driveways and stairs, painting, checking the state of your roof and chimney.

Here’s a short list of some other tasks that can be undertaken during the summer months:

  • Clean or replace the filters of your air conditioner and your ventilation systems
  • Disconnect your dryer hose, vacuum the lint from the duct, around your dryer and your dryer’s vent hood on the outside of your home
  • Check caulking and weatherstripping around doors and windows, touch up the paint where necessary, oil window tracks and door hinges, tighten screws
  • Lubricate the garage door, the automatic garage door opener, chains and all other moving parts in the door opening mechanism
  • Check the general condition of your roof, repair shingles where necessary, examine the roof joints for signs of cracks or water leakage.

Of course, this list is not complete, but it will give you a good start in creating your own home maintenance checklist.  As you add more and more tasks to your checklist, you will be ensuring that your investment is well protected.  Whether you intend to sell your home, or enjoy living in it for the rest of your life, it makes perfect sense to develop a good home maintenance practice.  Good home maintenance is a good habit!
