DECK MAINTENANCE AND HIGH RETURNS

As the snow and ice continue to accumulate in Milton I like to think forward to warmer weather that waits for us at the end of what could be a long and cold winter.  So, although this blog may be a little early (or late), it gives me a bit of hope to get me through the cold weather that waits for me outside.

Landscaping has always been, and continues to be, an important factor in selling a home.  A properly maintained outside sets the stage in a buyer's mind to expect the same degree of care inside. 

Throughout the year we view countless homes and are always looking for new trends.  This year a growing trend we came across was decks.  Decks create a cozy atmosphere in a back yard, reminiscent of times spent sunbathing at the cottage and diving off docks into the lake.  However, not only are they very functional, they can also add value to your property.

According to Canadian Real Estate Wealth, decks can have a financial return of up to about 77% when maintained properly.  However, when not maintained, a buyer may be discouraged from purchasing due to forseen expenses to fix a deck in need of repair.  

Here are some tips to help you enjoy and get the most out of your deck:

  • Throughout the warmer months check for loose screws or nails and replace or tighten where possible.  
  • Keep an open eye for wood-wrought by pressing a flat head screw driver into suspicious areas.  Smaller areas can be treated by chiseling out the affected wood and replacing with wood filler, larger areas may require assistance from a professional.
  • Be sure to clean your deck with proper chemicals each year and, when necessary, reseal to prevent water from soaking into the wood -- a task that's often required annually.
  • If you live in an area with lots of trees be sure to remove fallen leaves and debris from in between slats and trim back bushes around the deck to discourage the growth of mold

A common occurrence we saw this year was that home owners were leaving patio furniture, planters and other furniture on the deck throughout the winter months which resulted in discolouration come spring.  This can also occur during the summer months if the deck hasn't been sealed properly.

Spending a bit of time maintaining your deck will ensure you have a great area to create memories of summer bbq's with friends and will give you a great return when it comes time to sell.
