A home inspector's report will review the condition of the home's heating system, central air conditioning system, interior plumbing and electrical systems; the roof, attic, and visible insulation; walls, ceilings, floors, windows and doors; the foundation, basement, and visible structure.
Once the inspection is performed, review the inspection report with your Realtor and make a list of items you think the seller should address. Even though the inspection is not meant to be a tool for re-negotiations, many times it becomes one. All homes have problems and every problem has a solution. Solutions vary from a simple fix of the problem to adjusting the purchase price.
In the real estate industry, a home inspection is common practice. The majority of home purchase contracts will include a home inspection as a condition on the sale. However, you must request this condition as it is not an automatic clause. It is a wise decision to invest a few hundred dollars in a home inspection because this small cost will provide peace of mind when your investing your life savings in that home.
