GOAL: My personal Century 21 Lanthorn Real Estate Ltd. goal is to sell your property for the best possible price quicker than the industry average by providing leading edge marketing and technology and a high level of professionalism backed by years of education, integrity, experience and a proven sales performance.
ACTIONS:
1. Gather and verify pertinent listing information.
2. Explain the listing and marketing plan in detail to the homeowner.
3. Process and fax the listing to the Quinte and Dristrict Real Estate Board for placement onto The Multiple Listing System® for maximum exposure.
4. Take digital pictures of the home to download onto our computer system and home page and feature sheets.
5. Place our Century 21 ReaL Estate Ltd GOLD POST FOR SALE sign on your front lawn along with our e-mail address.
6. Place your home in the Quinte and District Real Estate Board's Multiple Listing System online computer.
7. Place your home on the mls.ca internet web site for worldwide exposure.
8. Place your listing on The Quinte and District Real Estate Board web site/ home page along with pictures and a feature sheet.
9. Place your listing in The Multiple Listings System catalogue.
10. Confirm in writing the mortgage details of your property with your Bank.
11. Give homeowners tips on preparing the subject property for positive results oriented showings.
12. Network your home to local brokers and agents.
13. Network your home with business affiliates, such as banks, lawyers, etc.
14. Network your listing through our extensive client database.
15. Place ads in Real Estate Today..
16. Conduct public open houses if deemed appropriate by the homeowner.
17. Place an open house advertisement in The Trentonian the Open House Section, affix an open house sign into the FOR SALE sign, replenish the supply of feature sheets, prepare support and promotional data and display open house signs on both the street and in the yard.

26. Advertise your property in other print media if necessary and piggyback onto all additional Century 21 Lanthorn Real Estate Ltd.opportunities such as company promotion, first time buyer's seminars and so forth.
27. Follow up on all showings expediently.
28. Contact the homeowner on a regular basis in order to update on marketing efforts and progress; as well as market conditions.

will protect your best interests, whether you're buying or selling a home. Think of it this
way - when you're sick, you see a professional physician. So when you're selling or
buying the biggest asset in your life you should use a professional REALTOR®.
The bottom line is this.

How can I justify my commission?
I'll justify my commission by selling your home for the best possible price in the shortest
possible period of time and I'll do that in a smooth, stress-free fashion.
I'd like to explain.
I'll earn my commission by listing your home on the MLS® system. This will allow me
to highlight your property's benefits to more than 395 other REALTORS® in the
Quinte and Disrict trading area, and to 43,000 realtors across Ontario. I'll ensure your
property is on "mls.ca", which is a REALTOR® website that receives 200 million hits
per month. All this would be in addition to my personal "success-through-service"
marketing program which is a comprehensive strategy based on my 20 years of
experience selling homes.
The bottom line is that I have a strong track record of earning my commission by
getting my clients the best possible results in the shortest possible time in a smooth,
stress-free manner.
Is the real estate market finally bursting?
What I believe you're asking is - are we about to see a sudden drop in real estate
values? The answer is that at some point the market will cool down, however, there's
no indication that's about to happen in the near future.
Let me explain.
Real estate markets tend to cool down when the housing costs cease to
become affordable for the majority of buyers. With interest rates at their current levels
of 5% or less and with CMHC projections indicating no significant increase in the near
future, even as housing prices increase it's not likely that monthly housing costs will
vary appreciably. If we look back to the last "hot housing market" in the early 90's,
interest rates were running at 12% or higher.
Let me stress.
So as long as the monthly mortgage payment of the average buyer remains affordable,
we don't need to be concerned about a sudden cooling of the market.
Why do I believe in the principles of Quality of Life?
Ontario Realtors developed the Quality of Life principles because it is essential to the
success of our profession to have safe and strong communities.
Let me explain.
Our Quality of Life principles promote strong communities, a healthy economy, quality
infrastructure and a safe, clean environment. All Ontarians deserve to live in such
communities. Quality of Life principles have contributed to the improvement of
communities such as British Columbia, Manitoba, Nova Scotia and now Ontario.
