Exemplifying a community plan of environmental design principles, each home must attain a high standard for energy and resource efficiency. "Our location adjacent to the Whitemud Creek Ravine and bird sanctuary has influenced us to which ties directly into the initiatives of the community," continues Davis. "Maintaining this naturalized setting, so as not to intrude on wildlife, was our ispiration."

Featuring 60 incomparable acres, Larch Park lies south of 23rd Avenue and east of Rabbit Hill Road, nestled between Magrath and Whitemud Creek Ravine. A winning builder group has evolved three very popular styles for the area that include Modern, Craftsman and Prairie. With many lots backing on to the ravine, 60-foot wide lots can also deepen to 170 feet, providing generous outdoor areas. Reputed builders that include Birkholz Homes, Ace Lange Homes, Perry Signature Homes and Carriage Signature Homes each host show homes in the area and will be offering their own brand of quality, curb appeal, and maximized energy efficiency.

Bold colors and modern curb appeal greet updon entry where homes are not oversized a maximum of 3,200 square feet. "The homes are required to meet a minimum Energuide rating of 80," explains Davis, with designs maximizing natural sunlight that also enhance viewscapes. Indiginous plants that retain moisture and resist drainage with minimal lawn keep are also promoted in the landscaping codes. Our storm pond was developed with the aid of the University of Alberta to recreate a natural wetland habitat with indigenous plants that not only flourish but also require minimal maintenance and contribute to better storm water management," shares Davis.

 Sustainability is also incorporated into infrastructure with LED street lights and a construction waste management program. A community garden will also be available to residents who wish to participate.

"It's the last pocket in Magrath to be developed," says Davis. "The community is also complete with convenient retail and commercial amenities all close by. Only a 20-minute drive to downtown, Larch Park's accessible location is also a factor in it's rising populatiry. With shops and services within walking distance or a short drive away, the community draws those looking for that special connection with home.
