Offering You More to Sell Your Home

With anywhere between 700 - 900 active Realtors in the Okanagan, depending on the time of year and how hot the market is, when you're looking to buy or sell property you have a plethora of choice and Realtors vying for your business. In order to differentiate ourselves from the rest, my partner Aaron Moss and myself pride ourselves on offering more value to our Selling clients than other Realtors.

 

At no cost to our Sellers we offer:

  • A professional photographer. Many Realtors take pictures with their cell phones and are often blurry, fuzzy or just confusing. Not ours. For some really bad examples check these out! 

  • A 4 page full colour brochure for potential buyers to take home with them to help them remember your home above all others

  • Social Media – your home gets its own web site as well as being advertised on multiple other web sites such as Castanet, Kijiji, Facebook, YouTube, CityBlast, all Century 21 and associated web pages and many others

  • We get a professional measuring company to come in and do up a 2D and 3D image brochure for all our listings. We just started this and it's terribly cool in my opinion! Excelsiorlevel.com if you wanted to see.

  • Home staging advice if you need it

  • A free moving truck (subject to availability) for in town moves. You do need to pay the gas however.

  • Not always, but we have paid for storage lockers for clients at Totem storage in the past and we can discuss this if needed.

 

Aaron and I will also never just list a home and then disappear. One of us is always around to take our clients calls. We try to provide immediate feedback from all showings be it good or bad. We will do everything possible to get your home sold as quick, painless and for the most money for our clients as we can.

Bu The Numbers

Here are the statistics for July home sales as provided by OMREB:

Total listings taken year to date (Single family, condo, town home, lot and manufactured home combined): 6876 for 2016 as compared to the 6884 in 2015. Only a decrease of 0.12% however,

Total sales year to date (Single family, condo, town home, lot and manufactured home combined): 4640 for 2016 compared to 3501 in 2015. An astounding increase of 32.5%!

Days to sell is down to 68 days from 81 last year

And total inventory is down 15.4%

 

Breaking down the individual style of home from 2016 versus 2015:

Single Family: Sales are up 25.2%, Average price is up 16.3% Days to sell is down 18% and active inventory is down 34%!

Condos: Sales are up 45.3%, Average price is up 13.2% Days to sell is down 26.8% and active inventory is down 41.4%!!!

Townhomes: Sales are up 26.1%, Average price is up 11.5% Days to sell is down 9% and active inventory is down 36.1%!

Lots: Sales are up 78.4%, Average price is up 10.4% Days to sell is down 13.1% and active inventory is down 18.5%

Manufactured Homes: Sales are up 26.1%, Average price is up 18% Days to sell is down 3.6% and active inventory is down 32.3%!

 

As you can see everything is still trending in the direction of Sellers. How long will this last? No one can say for sure.
