With so many Real Estate options and agents out there choosing the right ones can be a daunting task. How do you know if you're picking the right ones for what's likely your most important financial decision of your life? Many agents talk a good game and then will stick a sign in your yard and hope that another agent will find a buyer for your home. Here at the Smart Team we do more than that. Our goal is to make the sale of your home as efficient and painless as possible for you! We will help guide you through every step of the process whether you're doing this for the first time or have bought and sold many homes.

One of us will always be there to answer your calls and questions. We also like to think that we do more for our clients than the average Realtor.


At no cost to our Sellers we offer:

  • A professional photographer. Many Realtors take pictures with their cell phones and are often blurry, fuzzy or just confusing. Not ours. For some really bad examples check these out! 

  • A 4 page full colour brochure for potential buyers to take home with them to help them remember your home above all others

  • Social Media – your home gets its own web site as well as being advertised on multiple other web sites such as Castanet, Kijiji, Facebook, YouTube, CityBlast, all Century 21 and associated web pages and many others

  • We get a professional measuring company to come in and do up a 2D and 3D image brochure for all our listings. We just started this and it's terribly cool in my opinion! if you wanted to see.

  • Home staging advice if you need it

  • A free moving truck (subject to availability) for in town moves. You do need to pay the gas however.

  • Not always, but we have paid for storage lockers for clients at Totem storage in the past and we can discuss this if needed.


Agent 99 (Monique) and I will also never just list a home and then disappear. One of us is always around to take our clients calls. We try to provide immediate feedback from all showings be it good or bad. We will do everything possible to get your home sold as quick, painless and for the most money for our clients as we can.

By The Numbers

Here are the statistics for February home sales as provided by OMREB:

Total listings taken year to date (Single family, condo, town home, lot and manufactured home combined): 2393 for 2017 as compared to the 2645 in 2016. A decrease of 9.5%

Total sales year to date (Single family, condo, town home, lot and manufactured home combined): 1313 for 2017 compared to 1318 in 2016. So we're still seeing the same level of sales but with less new listings available.

Days to sell is down to 68 days from 79 last year

And total inventory is down 14.2%


Breaking down the individual style of home from 2017 versus 2016:

Single Family: Sales are actually down 7.9% mostly because there's not much out there to buy. New listings are down 17.5%. Average price is up 13.7% Days to sell is down 12.9% and active inventory is down 22.9%!

Condos: Sales are up 8%, Average price is up 17.7% Days to sell is down 32.6% and active inventory is down 35.2%!!!

Townhomes: Sales are up 0.4%, But again that's because new listings are down 127% Average price is up 17.1% Days to sell is down 30.1% and active inventory is down 26.4%!

Lots: Sales are up 2%, Average price is down 3.5% Days to sell is down 1.7% and active inventory is down 22%

Manufactured Homes: Sales are up 34.3%, New listings taken are also down 25.3% Average price is up 16.9% Days to sell is down 10.8% and active inventory is down 36.2%!


Now is still the time to sell. Sales are mostly still up but new listings are way down...Buyers are out there and can't find a home to purchase! Maybe it's yours?!
