I have worked with and talked to many people whose previous real estate experiences have been poor for some reason or another and have come to not expect much from a real estate agent.
As a result, many people short-change themselves by only negotiating a fee for service and not incorporating other factors. While only a licensed real estate agent can expose your home on the MLS or get you into a home for viewing, you should consider more.
How adept is the agent at writing a contract? Are they able to protect you and look after your interests with properly written subjects and terms? What is the agent’s negotiating track record when representing sellers as well as buyer’s? Will they communicate frequently and keep you up to date on showing feedback, new listings and market information specific to your situation? Does the agent strive to learn about your circumstances in order to best serve you? And generally, do you feel comfortable with the agent?
Choosing an agent goes beyond what their fee is and by defining what is important to you and meeting with several agents before making a decision will you get a better experience and result in your next real estate transaction.
