Quick Sales Numbers for the Shuswap & North Okanagan

Our stats for the month of April are due to come out any day now but in the meantime, I've pulled together sales info for the markets I currently serve clients in. If you'd like know of a market that I have not included here, please let me know and I'll get it posted!

In Vernon, between January 1, 2010 and April 30, 2010 there were 176 Single Family Residential Homes that sold. For the same period is 2009 there were 127 sales and in 2008 221 sales. So, while sales are up almost 39% over last year, we are still down over 2008 sales and inventory is still high. (I will post inventory stats when they come out.)

In the Vernon Townhome market (attached, semi attached and detached) there were 58 sales between January & April this year as compared to 40 in 2009 and 73 in 2008. Sales are up over 2009 as expected due to attracting the investor-buyer and first time home buyers. However, with investor's no longer being able to put down just 5%, I believe this market will see fewer sales.

In the Vernon Apartment market, sales from January -April 2010 are 29 as compared to 24 in 2009 and 41 in 2008. The trend is continuing in this market as with others in Vernon.

In Salmon Arm, the Single Family Residential market (including acreages) saw total sales, year to date April 30, 2010 at a whopping 63! That's up 75% over the 36 sales in 2009. and on par with the 65 sales in 2008.

In Enderby, there have been 22 sales so far this year which is up 100% over the 11 sales 2009. 2008 saw 31 sales by this time.

The Shuswap Lakefront Strata Market is going to be interesting this year. Inventory is as high as it was last year and we have seen just 1 sale so far this year. That however, is not unusual as the same was seen last year. Most sales come after the May Long Weekend, throughout the summer and finish off in September and October. I believe there are opportunities for buyers to get into the market at a good price. Many of the Developers are offering incentives to purchase before July 1, 2010 when the HST will come into effect on newly constructed units.
