We thought 2017 was a sellers market, but it doesn't hold a candle to the 2018 market. You will have to be prepared to act quickly when you find your dream home. Being ready will be key this year. You should discuss a number of things with your Realtor of choice. You should be pre-approved for financing, have a home inspector chosen and know exactly when you will be prepared to move. Being prepared will give you the advantage when involved in a multiple offer situation. Being flexible with your closing date, short with your condition dates and aggressive financially with your offer should give you the advantage needed to secure the house you have chosen.
. Although buying and selling real estate is very emotional, try to keep your love for the house out of the equation (buying or selling). It is, after all, just a house. If you are buying and you lose out in a bidding war you will always find another house. If you are selling and get emotional because you feel your house is worth more than your neighbor's house because of all the good times you had in it, keep in mind that the buyers haven't had any good times in it yet so they won't see that value. A house is only worth what a willing and capable buyer is prepared to pay for it.
