Stagers and real estate sales representatives have heard feedback from hundreds of buyers. Most often the feedback mentions unappealing colours, layouts and features.Sometimes the advice given can seem harsh due to the emotional attachments to our homes. We have to remain cognizant that value can be subjective and objective.

The next two strategies are fairly new to the real estate industry “Coming Soon” and “Sneak Peak”. The “Coming Soon” strategy is an exclusive listing prior to your home being exposed on the MLS. It gets the neighbours talking, the phone ringing and may create demand before your home is given greater exposure. The “Sneak Peak” strategy is a mini weekday evening open house that gives buyers/agents the opportunity to visit your home just before it is goes on the market creating a demand for the property. When your property hits MLS your agent is behind the scenes exposing your property to the world through word of mouth, print advertising, social media, data base management and signage.
The next step might be holding off offers until a specific date depending on market conditions. Having an open house prior to the date is essential. The key in this process is to get as many buyers in the door as possible.
Lastly, during the offer to purchase your sales representative is behind the scenes making phone calls and emails to attract any other potential offers from the people that viewed your home. Strategic negotiations take place and the most favourable outcome is SOLD.
