Most people today are getting pretty comfortable about surfing the net, checking out sites related to everything under the sun - especially real estate. With only an average amount of skill you can find out just about everything you would want to know about a community, sometimes even a neighbourhood. Many websites have pictures, links to schools, arenas, churches and most any other service you might want. There are all the social media sites that have people providing you with information about homes, businesses and community functions. You can get lots of data, but what does it all mean?
I feel that the role of the REALTOR (r) is beginning to change. We still show houses to buyers, and help sellers market their homes, but in the last few years REALTORs should have developed a new skill. We need to be able to tell a buyer or a seller what the information provided by all the electronic media really means in relation to buying or selling a property.
If you're a seller, you should expect more from your REALTOR(r) than the ability to put your listing on a few websites and social media sites. That's the electronic equivalent of putting up a yard sign. You need someone who understands contracts so that you, and your largest asset are protected. Plus, you need to have someone giving you feedback about the marketing of your property. We can find out how many people have looked at your home on REALTOR.ca and on our C21 site. If 500 people have looked at your home on REALTOR.ca and another 75 on the C21 site, but you have only had 2 showings - what does that tell you? I can tell you if you don't already know.
If you're a buyer and you're looking on line for a house, do you know why two houses that look identical are $10,000 different in price. Is one priced wrong, or is the location causing the difference, or maybe something else altogether? My job is to answer these type of questions.
