We have received the Moncton Board stats and, as expected, they are a big improvement over March. Number of sales for the month is up 11% over April 2010, the dollar volume is up 17%, which has put our year-to-date numbers into the positivies (finally) at 1%. Average saleprice is now $169,754, up 0.5% over the same time in 2010.

After a slow first quarter, we're beginning to see an upswing in the Metro Moncton resale market. The amount of snow received in January and February kept the market pretty much in neutral, but as soon as we saw a bit of melting in early March, the phones began to ring. Over 400 REALTORS ® met over the weekend at the Canadian Real Estate Association’s (CREA) AGM in Ottawa. The majority were members of the various local and Provincial Real Estate Boards and Associations from across the country. As 1st VP of NBREA, I attended along with the President.

We had a visit from a very special guest at our sales meetin gon Tuesday morning. Noah, who is 10, is the Provincial Ambassitor for Easter Seals. He came to speak to us to tell about the "Kids to Camp" program. Our in-house mortgage broker just handled me the new mortgage guidelines as announced by Finance Minister Jim Flaherty. Three main changes are:
maximum loan to value on a refinance is now 85%, down from 90%
maximum amortization rate is now 30 years, down from 35 years
Home Equity Line of Credit are no longer an eligible insured product and will not be offered

I received the annual numbers from the Board last Friday and once again we have seen nice, steady growth in our area. Our total number of sales was up 2%, the dollar volume was up 2% and the average sale price was up 2% to $166,068 . Our December month was off quite badly so we'll have to see what January brings. So far it seems quite busy.

November certainly held up very well this year in spite of some very wet weather. Our total sales volume - dollar amount - was up 22% over November of '09, total number of sales are up 4% year to date and the average sales price is up a comfortable 2.3%. No real estate bubble in Metro!
As we head into 2011 we should be very happy with the way everything is going in our area. ...
