How I decide if an Investment Property is worth a look.

I see it in real estate advertising all the time.  This ___plex is a great investment opportunity.  However, when I run the numbers it isn't.  Often the return on investment is lower than a GIC or sometimes, it doesn't even carry itself. Here is how I decide if a property is worth introducing to one of my clients. First I obtain the Gross Revenue.  How much does this ...

Times they are a changin' - Bob Dylan ( I think)

Yes things are changing in our real estate profession.  You may have read some articles in the newspapers or heard some news reports on all the shenanaghans going on.  Most of what you have read or heard is only partially correct but that doesn't really matter at this point. You undoubtedly will be seeing all kinds of new listing formats going on while REALTORS try out various ...

February stats are in

I received the February sales report for the Greater Moncton Real Estate Board today and the numbers are encouraging.  We are solidly ahead of 2009 levels but not quite up to 2008 yet. The number of expired listings arre down and our new listings are up 7% which is all good news.  Most of us are desperate for some new inventory and so an increase in listings is welcome.   ...

CMHC Housing Report

Once again I had a chance to attend the CMHC Housing breakfast at the Hotel Beau.  I enjoy these annual seminar's as it is an excellent chance to learn more about the economics of the Atlantic Provinces, and more importantly, the local market. One thing which was repeated in many different ways was that Atlantic Canada faired much better than the rest of the major markets, and Moncton did better ...

We need inventory!!!

This is often a very frusterating time of year for REALTORS.  We are startng to get buyers coming to us as the weather improves, but the new listings are always lagging behind demand.  If you're thinking about selling your home in the next few months, this is a great time to put it on the market.  The buyers are getting ready and the interest rates are still low. The new ...

Just another Joe Schmoe REALTOR !!!

Hi.  Joe Schmoe REALTOR here.  Property Guys have been having a lot of fun with that one haven't they?  According to their latest ad, REALTORs are "useless as a kickstand on a submarine".  Clever.  The one thing I don't understand is why Property Guys ads always focus on making fun of the competition, rather than focusing on what they can do for their customers.  ...

What your REALTOR can do for you.

There has been a lot of debate in the news about selling privately vs selling through organized real estate.  What is a consumer to do?  I think it all comes down to what YOU want to do. People havre been "do it yourself" oriented for many years - especially here in the Maritimes.  We're an independed lot.  Change your own oil, cut your own hair, make your own clothes and ...

Interest Rates 2010

Happy New Year everybody.   Here is a very interesting article that was in the Globe and Mail recently about what changes we might see on the interest rate front this year.   http://bit.ly/6QLnaj  It looks like we might be in for a ride! Best wishes for 2010!

What are you looking for?????

Here's some open ended questions to start the new year with.  What are you looking for in your REALTOR?  What do you expect them to do?  Is your current REALTOR living up to your expectations?  If not, why not?  I would really be interested to your responses to any or all of these questions.   Please do not use the name of any specific REALTOR since I don't need ...

We did it again!!!

One of the great things about living in this area is the generosity of the people.  Metro proved this once again with Sue Stultz's annual turkey drive.  Once again everyone pulled together and smashed the number of turkeys she needed.  This year Sue collected 4464 turkeys for families in the area and for the local food banks.  Incredible! Sue is owed a big THANK-YOU for this on ...
