May was a really great month at the Moncton Board

Many people, some REALTORS (r) included, are beginning to think that we are no longer important in the real estate transaction.  Well, if May 2011 is any indication, people are still relying on their REALTOR to handle the buying and/or selling of their biggest single asset.

Our local Board had an unbelieveable May 2011.  The total volume sold in May was $50,797, 409 - this is actually slightly higher than May 2008, our previous high.  We listed 703 properties, which also beat May 2008.  Our total number of sales was up 30%, year over year; our total sales to date is up 7% and our total dollar volume is up 11%.  The average sale price for a home in our area is now $173,272 which is up 2.3%.  Nice steady growth - no housing bubble here. 

There is a lot of information available to the buying public on the internet.  Sometimes too much of some information and not enough of another.  It's easy to find the listed price of homes on marketing sites like Kijiji or Property Guys - no they do not try to sell your home, they are not licenced to do this- but often it is difficult to find what a property sold for.  This is the only number that really matters. 

My job is to find the information you need to make a wise decision.  This is equally important whether you're buying or selling.  Data is KING. I look after the contracts to make sure everything goes smoothly.  Yes, your lawyer can do this - for a price as well.  When it's time to put pen to paper, nothing is free anymore.

A new problem is beginning to crop up for those people determined to do it on their own.  Our mortgage broker tells me that the lending institutions are beginning shying away from private sales not involving a REALTOR(r).  Some will not do them, period. There are too many problems.  No validation of the listing information.  Houses are not always what they are advertised to be. Banks don't like problems since problems usually cost banks money.  Banks hate that!
