February stats from the Greater Moncton REALTORs du Grande Moncton Real Estate Board are showing a 21% increase in expired listings for the month and sales by dollar volume were off 3% from February last year. Our fall slow down has finally started in Metro Moncton, but it is still pretty good. MLS report from the GMRGM show that the average sale price is up 3.8% to $173,079. Organized Real Estate (ORE) is going through some changes a few of which are overdo. REALTORs are no longer the "gate-keepers" for information about houses in Canada. Now, when I say information I'm speaking of the easy stuff - what's for sale, what's sold and for how much, assessment values, and so on.

October continued to show strength as we move through our fall market. Although there are a few signs of activity slowing down a bit, October was still a very good month at the Moncton Board. Dollar volume YTD was up 7%, the dollar volume for October 2011 vs Oct 2010 was up 5% and the total number of units sold was up 3% for the month and the YTD.

We are well into our fall season and things are still going well in Metro. Our Board stats are remaining at near record levels for units sold and total sales volume. Our average sale price in September was up 3.5% continuing a trend of slow and steady grow for the area. It's not an exciting market, but, for the person buying a family home, it is still a very safe investment.

This past weekend, July 8th to 10th, over 2000 beautifully buffed, polished and pampered vehicles came once to Moncton once again. My wife and I try to take an extended lunch hour on Friday to take advantage of all the cars being displayed on Main St. They shut down a portion of Main St. all day Friday and park the cars all along road and people just mill about.
