Selling in 2011: What home improvements should you do?

Every week...a few times a week...my sellers will ask: What improvements should I do if I am selling next month?

My answer is just make sure you do them right and don't become a Mike Holmes show candidate :(

My Top 21 list of Improvements is for clients only but to get you started, the Appraisal Institute of Canada has a great interactive calculator to use.
