The cost of bad marketing is going up

I think my two recent tweets are showing an evil trend. Its seems that more than ever, loft sellers in Toronto need a consultant and not just a realtor.

  • Recent study of downtown T.O. Lofts between $300-400k on MLS showed only 21% had either 21 hi res pics or virtual tour. Unacceptable!
  • I thought loft sellers were getting better at this! Shockingly only 11% of lofts listed on MLS in Leslieville have pro pics/virtual tours

Understand that I even get virtual tour/hi res photos done for my RENTALS, and you will see my frustration.

Here is the reason why many of these spaces will never see the best buyers.

Let's say the buyer happens to be living in Vancouver (real story). She is being relocated by her company and has to find a space to buy over the weekend.

I send her the list to review and only a few have any sort of extended viewing tab (absolute must that a buyer click at least 2x on any listing they see). Guess what happens to the others.....nothing.

More than ever, loft sellers need the consulting services of BEFORE they market their most prized possession.

BTW as a standard for the platform, our sellers are rewarded with FREE domain names and Google Ad words once we upload at least 21 Hi Res photos with a certain pixel number.

As such a niche type of property (approx 1 loft per 2000 condos), EVERY possible way to improve its reach to the global market must be taken.
